If you are a beginner investing in Real Estate, gurus have for as long as we can remember, based their "get-rich-in-Real-Estate" programs on motivated sellers.
As a amateur investor, you may set off on their mission to find troubled souls to make a quick buck. There is no doubt that medical bills, divorce, credit card debt and other misfortunes can "motivate" a seller to take less money for their home than they would under more stable and normal circumstances. Bargaining a property purchase price to the "popular" 20-30% below market value should not be your only measure to assure a sound investment. Always factor in realistic projections of the total profit potential of a property.
